Who's working for you? All about representation

As a realtor I believe that it is important that my clients understand our agency relationship. Agency disclosure is a self imposed Code of Ethics which is administered by the Real Estate Council of Ontario. The Code requires that I disclose in writing the nature of the services I am providing and also requires that I obtain a written acknowledgement and agency agreement with any sellers or buyers that I am representing in the form of a listing agreement and/or buyer agreement created by the Ontario Real Estate Association. My work has grown exponentially since 1994 as my clients who appreciate my loyalty, honesty, integrity and hard work have rewarded me by referring their family, friends and neighbours.

As a Seller's Agent

A real estate company must do what is best for the seller of the property. The written agreement called the listing contract will explain the services that my company and I will provide for the seller. I will always be fair, truthful and will respect the confidences of my client. In a seller agency the real estate company must share with the seller all information the agent has about the purchaser but still provide fair and honest service to the potential customer.

As a Buyer's Agent

A real estate company must do what is best for the buyer. The written buyer representation agreement establishes the contractual relationship. It will explain the services that my company and I will provide; and specifies the obligations of the buyer. As a buyer agent I always deal fairly and honestly; will give the buyer my professional opinion in a very straight forward manner and keep all confidences from the seller or other agent.

In Multiple Representation

Occasionally a real estate company will be the agent of both parties. In that case the company must have written consent from both the buyer and the seller. The agreement will specifically outline the type of disclosures both parties can expect from the agent in this transaction. The listing agreement and the buyer representation agreement both outline this disclosure so that there is a clear understanding of what both parties can expect.
